No, you don’t.
A Lifestyle Village tends to have a lot younger age group living there than you would find at a retirement home; so on average about 30% of people living in our village will be still working at some capacity.
We have also designed the village so a number of the homes are well suited to those who would like to have a holiday house in MR with the added advantage of a 5 star Clubhouse to come to rather than an empty house on a block out of town with a list of jobs to work through before you can start enjoying Margaret River.
You have a 60-year lease on the land.
The real advantage of this is that you don’t have the initial expense and purchase of the land.
Also as this is a lease the Government doesn’t charge you Stamp Duty and gives you a rent rebate if you are a pensioner.
- On-site Community Management team;
- Council and Water Rates;
- Maintenance of common garden areas and your front garden;
- Maintenance and running costs of the clubhouse and other common facilities.

No you don’t, all fees are part of the weekly site fee.
We look after all the maintanence of the Clubhouse village grounds and your front verge as part of your weekly rent.
To help keep the home purchase price and weekly site fee at an affordable level, our Lifestyle Village recovers part of its costs for developing, running and maintaining our community when you sell your home.
This payment is known as the Surrender Fee and is a scaled percentage, relating to how long you have been in the community. Your Surrender Feewill be capped at a maximum of 16% after four years, and payment isn’t due until you sell your home in the village.
These fees cover large scale capital needs such as replacing pool pumps or clubhouse maintenance. Having these fees included ensures that our facilities are kept to a high standard and that none of these costs fall onto the residents.
This is a lot less you will pay in other over 55’s communities such as a retirement village.
Yes, we will.
We have a hardstand storage area within the village with power and water to fill you van/boat and wash down after the holiday.
This is a limited space so please check with either the sales consultant or the Village Manager. This storage will be built as part of Stage 2.

The Clubhouse
We designed the Margaret River Clubhouse to reflect the aura of the region. So you will see strong natural elements of stone and wood that have been used from our site and the greater region, combined with a functionality that makes the whole area pleasure to be in…

Our main theme is to have an area that flows from inside to outside seamlessly to cater for not only the different seasons of the year but also the different interests of our guests.
The Clubhouse is orientated north to maximise the winter sun and shelter from the stronger winds creating an environmentally friendly design.
